These pages are meant to make the first comparison easier. The final answer always comes from the specific property address: municipality, tax record, school assignment, commute route, septic/well, HOA, flood/wetlands and local ordinances.

Long Valley

Long Valley is the name most people use day to day, but the municipality is Washington Township. For an out-of-area buyer, that distinction matters: the setting feels rural and open, while the tax record, schools, services and permits all run through Washington Township.

Chester Borough And Chester Township

Chester is easy to love and easy to misunderstand. The Borough gives you the compact historic downtown. The Township wraps around it with larger lots, preserved land, parks, and a more rural residential pattern.

Mendham Borough And Mendham Township

Mendham is a two-part read: a traditional borough center with civic history and a township landscape that stretches into Brookside, wooded roads, preserved land, and a slower residential cadence.

Mount Olive

Mount Olive is one of the places where western Morris County opens up: Budd Lake, Flanders, Turkey Brook Park, International Trade Center, lake-adjacent roads, subdivisions, townhomes, and true NJ Transit rail inside the township.

Roxbury Township

Roxbury is a big Morris County township with multiple named places inside it. For someone relocating from outside the area, the first lesson is that Succasunna, Ledgewood, Landing and Kenvil can all mean Roxbury on the tax record.

Rockaway Borough And Rockaway Township

Rockaway is another place where the mailing name can blur the real estate picture. Rockaway Borough and Rockaway Township are separate municipalities, and the township includes very different pockets from Hibernia and White Meadow Lake to the mall/Route 80 corridor.
